Gordon-Conwell Becomes Debt-Free Through Apartment Sale, Advancing Institutional Renewal

South Hamilton, MA (September 8, 2026) — Gordon-Conwell Theological Seminary has finalized the sale of its six underutilized apartment buildings, becoming debt-free and marking a major milestone in the seminary’s long-term stewardship efforts. The sale strengthens the seminary’s financial foundation and allows it to invest more deeply in its mission of preparing Christian leaders for ministry, counseling, and the workplace.

The transaction with Lakeland Development and Seabrook Real Estate Partners concludes a multi-year effort to rezone and sell the apartments, addressing Hamilton’s need for housing and tax revenue while allowing Gordon-Conwell to continue offering residential education on its 102-acre South Hamilton campus. In December 2025, the rezoning was approved with strong support from town boards and residents, far surpassing the required two-thirds majority.

Student housing will continue to be available through both dormitories and the apartment community, preserving the seminary’s distinctive vision of Life Together, where theological education is shaped in community through worship, discipleship, fellowship, learning, and service. The new owners have affirmed their commitment to maintain a welcoming apartment community for Gordon-Conwell residents.

The first apartments were built in the 1970s, but higher education has changed tremendously since then. A significant portion of Gordon-Conwell’s student body now studies online within their own contexts. The sale reflects the seminary’s commitment to address that reality by stewarding its resources while also enriching the residential theological education experience in Hamilton for students called to the immersive practice of studying and living together in community.

The apartment sale was a key component of Gordon-Conwell’s Renewal initiative, which is based on the seminary’s strategic plan and seeks to magnify academic excellence, deepen spiritual and character formation, extend global missional engagement, and ensure sustainable operations. The initiative included the earlier sale of the seminary’s Center for Urban Ministerial Education (CUME) building at 90 Warren St. in Roxbury to The Home for Little Wanderers, where Gordon-Conwell continues to have access to space as it explores how to best expand its reach to urban centers in Boston and beyond. Being debt-free with greater financial flexibility, the seminary is positioned to invest in strategic priorities that will expand its impact for future generations.

Recent developments further underscore the seminary’s momentum. In 2025, Gordon-Conwell received a $1 million grant from Lilly Endowment Inc. to launch the Pastoral Formation Project this academic year, reflecting confidence in the seminary’s legacy commitment of equipping leaders for faithful service in a rapidly changing ministry landscape. The seminary also launched its Doctor of Philosophy in Theological Studies program in Hamilton, welcoming an inaugural cohort of six students this September from South Asia, East Asia, Australia, and the United States, who are being prepared for rigorous academic research and teaching while cultivating spiritual depth and personal integrity.

Gordon-Conwell’s academic standing was further affirmed this year with the renewal of its 10-year accreditation from the New England Commission of Higher Education (NECHE) and the Association of Theological Schools (ATS). The seminary’s counseling programs are separately accredited by the Council for Accreditation of Counseling and Related Educational Programs (CACREP).

As the seminary looks to the future from a position of financial strength, it is investing in the continued growth of its endowment. Scholarships support students’ needs today, while endowed chairs and programs strengthen the seminary’s academic mission for generations to come.
